BROKER FEE DISCLOSURE & TENANT REPRESENTATION AGREEMENT

This agreement is made between the undersigned Tenant(s)
and Luna Realty (“Broker”), a duly licensed real estate brokerage in the Commonwealth of Massachusetts

1. BROKERAGE RELATIONSHIP

The undersigned acknowledges that Luna Realty is acting as a:

The Broker will disclose their role prior to showing any unit and maintain this

agency throughout the process unless a written amendment is signed.

2. BROKER FEE

The undersigned agrees to pay a Broker Fee in connection with any successful rental

introduced by the Broker. This fee is due if and when the Tenant applies and approved for a unit introduced by Luna Realty or any affiliated licensee that the landlord is not paying the fee through a direct contract.

3. UNITS COVERED UNDER THIS AGREEMENT

This agreement applies to all apartments or rental properties shown to the Tenant(s) by the Broker, whether in person, virtually, or by providing access to private listings
(including those from MLS PIN, YGL, Zillow, or internal exclusives).

4. NO DUPLICATE SERVICE

The Client agrees not to lease, apply for, or otherwise pursue any rental unit introduced by Luna Realty or its agents through any alternate source without ensuring that Luna Realty is fully compensated as outlined in this agreement. This obligation applies regardless of whether the unit is later encountered via another agent, listing platform, or directly through the landlord.

5. TERM & CANCELLATION

This agreement shall remain in effect for a period of 120 days from the date of signing. The Client may cancel this agreement at any time prior to submitting an application or signing a lease, by providing written notice to Luna Realty.

However, cancellation does not release the Client from liability for brokerage fees if they apply for, lease, or otherwise pursue any property introduced by Luna Realty prior to cancellation, regardless of how or when the Client re-encounters the property.
